Lower rates usually come with trade-offs like setup fees, repair markups, leasing fee add-ons, or cheaper tenant screening that costs you later. Add those up and most "8%" managers cost more than 10% all-in. At Prela, 10% is the full price. No setup, no markup, no surprises.
We move quickly. On day 5 of late rent, we serve a 10-Day Notice to End Tenancy for Unpaid Rent (Form RTB-32) and begin the formal RTB process. We handle all the paperwork, attend dispute resolution hearings on your behalf, and coordinate legal eviction if it gets that far. Most issues resolve before eviction, but if it doesn't, you're not navigating it alone.
Most PM complaints come from three things: slow response times, hidden fees, and junior staff handling your account. At Prela, you deal directly with the owner, not a rotating team of assistants. Our fees are published transparently with no setup charges or repair markups. Our Tenant Guarantee means we stand behind every placement in writing. If that's not enough, our 30-day cancellation policy lets you walk away free in the first month, no questions asked.
We don't mark up repairs. What the trade charges is exactly what you pay, and we send you the invoice. We've built relationships with licensed, insured trades across Vancouver who give us fair pricing because of our volume. You benefit from that pricing without paying us a middleman fee on top.
It depends on the property, the price, and the season, so we don't promise unrealistic timelines. What we do guarantee: professional photos, listings on all major platforms within 24 hours of signing, same-day response to every inquiry, and rigorous screening that doesn't sacrifice speed for quality. Most placements happen in 2 to 5 weeks. If it takes longer, we're not charging you management fees on a vacant unit.
Yes. We handle CRA non-resident tax withholding and remittance, provide year-end tax packages, and communicate via email, WhatsApp, or video call on your time zone. Many of our clients live in other provinces or countries.
Yes. We offer a 30-day happiness guarantee. Cancel free in the first month for any reason. After that, standard 30-day notice applies. We don't believe in locking clients into contracts they want out of.
