How to Prepare Your Rental Property for New Tenants

The turnover period between tenants is your opportunity to protect your investment and set the stage for a successful new tenancy. Here's how to do it right.

Start with a Thorough Move-Out Inspection

The first step after a tenant moves out is conducting a detailed move-out inspection. Compare the property's current condition against the move-in inspection report and photos taken at the start of the tenancy. Document any damage beyond normal wear and tear with photographs and written notes. This documentation is essential for determining whether any portion of the security deposit should be retained for repairs. In BC, landlords must return the security deposit within 15 days of the tenancy ending, unless they have the tenant's written consent to retain a portion or have applied to the Residential Tenancy Branch for dispute resolution. A thorough, well-documented inspection protects both you and the tenant.

Deep Cleaning and Repairs

A clean, well-maintained property attracts better tenants and commands higher rent. At minimum, the property should receive a professional deep clean that includes all floors, walls, windows, appliances, bathrooms, and kitchen surfaces. Pay special attention to areas that accumulate grime over time, such as oven interiors, range hoods, bathroom grout, and window tracks. Address any maintenance issues identified during the move-out inspection, including patching holes, repainting scuffed or marked walls, replacing worn weatherstripping, fixing leaky faucets, and ensuring all appliances are in good working order. Small investments in maintenance and presentation during the turnover period pay dividends in tenant quality and rental income.

Safety Checks and Compliance

Before a new tenant moves in, ensure the property meets all safety and legal requirements. Test all smoke detectors and carbon monoxide detectors, replacing batteries or units as needed. Check that all locks are functioning properly and consider rekeying the locks between tenants for security. Verify that fire extinguishers are present and current, that electrical outlets and switches are working, and that there are no tripping hazards or structural concerns. If the property has a fireplace, ensure the chimney has been inspected. In BC, landlords are responsible for maintaining the property in a condition that meets health, safety, and housing standards throughout the tenancy.

Professional Photography and Listing Preparation

The quality of your listing directly impacts how quickly your property rents and the caliber of applicants you attract. Invest in professional-quality photographs that showcase the property in its best light. Ensure the space is well-lit, decluttered, and clean before taking photos. Write a compelling listing description that highlights the property's key features, location benefits, and included amenities. Be specific about what makes your property stand out, whether it is in-suite laundry, a balcony with a view, proximity to transit, or recent upgrades. A well-prepared listing generates more inquiries, attracts more qualified applicants, and reduces the time your property sits vacant.
